Close to the famous bastide town of Auch, at the end of a wooded road, this imposing and superb chateau with 5 hectares of land, landscaped with several flower beds, ancient large trees as well as olives, figs and palm trees; and one area of 1.5 hectares planted with walnut trees. In the middle of woods, and surrounded by undulating countryside, the property is a superb place to laze and enjoy the lovely countryside, to stroll among the 5 hectares of land, or just to appreciate the charm of its 19th century wall. The whole property comprises the main house (more than 305 m² habitable and completely renovated, plus 116 m² of attic to finish renovating on the third floor) and an outhouse (74 m²). The renovation carried out to date is of excellent quality, and the furnishings are superb. The whole interior is in a very good state, with oak flooring on all floors, and the many windows give a good light in all the rooms. On the ground floor (155 m²), there are two maind entrances, one to the East and one to the West. These lead into a magnificent hall (4.04 X 9 = 36 m²), which sets the scene for the rest of the house. Just off the hall is a living room (5 X 5.1 = 25 m²), another room (5.1 X 4.7 = 24 m²) and on the other side is the dining room (5.5 X 5.4 = 30 m²), a quarry tiled kitchen (4.9 X 4.6 = 22 m²) with open fireplace, a scullery (11 m²) and a utility room (7.5 m²), and wc. A magnificent oak staircase takes you to the first floor (150 m²) and the large hallway (4 X 5.6 = 22 m²) off which are four bright and airy bedrooms (24 m² with an open fireplace; 14 m² with an open fireplace and fitted wardrobes; 28 m² with an open fireplace, en-suite bathroom, and a balcony overlooking the grounds; and 25 m² with an open fireplace). There are also two dressing rooms (5 m² et 8 m²), a main bathroom measuring 5 m², and a second measuring 10 m² with a bath and toilets. With little major work, the second floor (116 m²) just needs finishing off and comprises three rooms (23 m², 28 m² and 29 m²), a hallway measuring 23 m², a dressing room measuring 10 m² and lavatories to build. From the bottom of the staircase on the ground floor there is a stone staircase which takes you to the cellar, ideal for storing your fine vintages. Going out of the Eastern entrance, via gravelled steps with stone balustrades, you come to the former chicken house (74m²), completely and tastefully renovated, with a pretty South East facing patio (15 m²; half timbered, with brick walls and exposed beams, and a stone barbeque; which leads directly into a lovely summer kitchen (3 X 4 = 12 m²) fully equipped and in the same style, with a stone sink. The rest of this building currently serves as a garage (8. X 6.5 = 52 m²; with wc), however at very little cost it would be very simple to convert it into further accommodation. The main views are to the East and the West, the central heating is oil fired (new boiler in 1999); the joinery is wood; there are two septic tanks (2002); the roof is tiled and the walls are stone. As a preventative measure, termite treatment was carried out in 1996 and 2003. Close to the splendid bastide town of Auch, 8km from a golf course, 70 km from Toulouse (TGF, motorail, International Airport - Easyjet, Flybe) and from Tarbes (TGF), 1h15mins from Pau (Ryanair), and from Spain, and from the lower ski splopes, 2h30mins from Biarritz and the Atlantic beach resorts, 2h30mins from Carcassonne, 3hours from the Mediterranean, you will marvel at the beauty of this chateau!
