Just 15 minutes from the large market town of Tarbes, with its fabulous Thursday market, in a peaceful village, this five bedroom farm with attached barn dates from 1860, and offers 346m² of accommodation in grounds of about 2,300m². The property benefits from a southern aspect, in the calm of the countryside yet close to everything. The front door leads into the entrance hall of 10.8m². To the left is a dining room of 27.4m², which leads in to a living room of 27.4m² with fireplace fitted with an 'insert' (fitted, glass fronted, wood burner - very efficient and attractive form of heating). Then you find the fitted kitchen of 9.5m². Returning to the hallway, you find another room which could be used as a library or office (18.6m²), with a red brick open fireplace housing an original hotplate. Continuing the tour of the ground floor, beneath the staircase you find a door leading to a bathroom, wc, a storage room, a cellar and a utility room. An original Bigourdan style wooden staircase takes you to the first floor landing (8.5m²) in the roof space, off which you find a bedroom of 24.1m², another of 18.7m², another of 20.0m² (with exposed woodwork and panelling), and an office of 4.7m², a storage room of 27.5m², a wc and a shower room of 4.4m². The west wing can be accessed from the kitchen of the main house, but there is a separate entrance hall (8.5m²) into this barn. In this wing there is an immense video room of 58.5m² with a wealth of exposed beams and an open fireplace, a bathroom (4.0m²), wc (1.2m²) and two bedrooms of 11.7m². This renovated former farm dates from 1860, and is built in traditional local flints from the valley of l'Adour, and well insulated with glass wool and plasterboard, the roof is tiled, the windows are PVC double glazed, there is oil fired central heating (with a 2,000 litre tank), and a 'cumulus' (immersion heater) for the hot water, and there is a septic tank. This farm is situated in a small and peaceful village, just 15 minutes from Tarbes (TGV, motorway, golf course), and all shops, banks and schools, 45 minutes from Pau (Ryanair), 1hr 30 mins from Toulouse (Easyjet, Flybe, BMIBaby, Aer Lingus), the same in the other direction from Biarritz and the Atlantic beach resorts, and just over an hour from Spain and from the lower ski slopes.
